Real estate or commercial transactions fees on sale price :


Up to € 100 000 - 10% incl. tax (Minimum package of €2 400 incl. VAT)
From € 100 001 to € 200 000 - 9% incl. VAT
From € 200 001 to € 400 000 - 8% incl. VAT
From € 400 001 to € 600 000 - 7% incl. VAT
From € 600 001 to € 900 000 - 6% incl. VAT
From € 900 001 to € 2 000 000 - 5% incl. VAT
From € 2 000 001 - 4% incl. VAT

The transaction fees are the responsibility of the buyer or seller according to the mention in the sales mandate.


PROPERTY MANAGEMENT AND RENTAL MANAGEMENT FEES

Property management and rental management fees are the responsibility of the landlord.

Property Management :

7% VAT excluded, or 8.4% incl. VAT of the amounts collected.

Rental management :


6% VAT excluded, or 7.2% incl. VAT of the amounts collected.


Services by hour : €125 VAT excluded

  • Have the managed property insured and other risks, sign all insurance policies and endorsements for this purpose, pay the premiums : €50 VAT excluded / year
  • Hire and fire maintenance and security staff, set wages and working conditions; replace it if necessary : €350 VAT excluded / hiring
  • Management of facility maintenance contracts : €25 VAT excluded / year / contract
  • Annual tax declarations per batch : €77.50 VAT excluded
  • VAT declaration (per declaration) : €50 VAT excluded
  • Technical diagnoses (RNT, DPE, Carrez, Asbestos, etc.) : real costs + mooving and/or follow-up
  • Photocopies of files : real costs.
  • All mailings : real costs.
  • Immersive 3D report of the property : On estimation
  • Video report / photos of the property : On estimation
  • Notification of leave to the tax services : €25 incl. VAT

Litigation costs are the responsibility of the tenant

HOME RENTAL FEES - LAW 6 July 1989

For bare or furnished accommodation following the ALUR Law of 15-09-2014

Visit, constitution of file and drafting of lease :

- Very tense zone (Zone A Bis art.304-1 of the CCH) : €12 incl. VAT
- Tense area : €10 incl. VAT
- Outside very tense & tense area : €8 incl. VAT

Drafting of the inventory – all areas :
 
€ 3 incl. VAT per m² of living space

Capped at the amount of fees payable by the lessor

Landlord fees:

One month's rent including tax, corresponding to negotiation fees, visits, preparation of the file, drafting of the lease and inventory report.


PARKING OR GARAGE RENTAL FEES

Tenant fees:

Lessor fees:

€150 incl. VAT
